These terms govern use of this website only. They are not our terms of business with landlords, which are set out in a separate written management agreement.

3. Information on this website

Content is provided for general information about our services.

Nothing on this website is financial, legal, tax or investment advice, and it shouldn’t be relied on as such. Take your own professional advice before making decisions about your property.

4. Income estimates and projections

The estimator tool on this website is a rough guide, not a projection. It uses figures you enter alongside general assumptions about cleaning, platform fees, running costs and occupancy. It takes no account of your specific property, its condition, local demand, seasonality, licensing or planning requirements. The range it produces is deliberately wide and is illustrative only.

Where we provide a written income projection following a call, it is an estimate prepared in good faith using comparable properties and market data available at the time.

No estimate or projection is a guarantee, a warranty, or an offer. Actual income depends on the property, its location and condition, market conditions, seasonality and other factors outside our control. No estimate or projection forms part of any contract between us, and no management agreement arises until a separate written agreement is signed by both parties.

5. Enquiries and bookings

Submitting an enquiry or booking a call creates no contractual relationship and obliges neither party to proceed.

We aim to respond within one working day. That’s a target, not a guarantee.

6. Acceptable use

You may use this website for lawful purposes only. You must not:

• Use it in any way that is unlawful or fraudulent
• Attempt to gain unauthorised access to the site or any connected server or database
• Introduce viruses or other malicious material
• Use automated systems to extract data from the site
• Submit false information through our forms
• Use our contact details or forms to send unsolicited marketing

7. Intellectual property

All content on this website, including text, images, logos, branding and design, is owned by or licensed to Cyclopean Estates Limited and protected by copyright and other intellectual property rights.

You may view and print pages for your own personal use. You may not reproduce, republish or use our content commercially without our written permission.

Subject to that, we exclude all conditions, warranties and representations relating to this website to the fullest extent permitted by law, and we will not be liable for any loss of profit, loss of business, business interruption or loss of anticipated savings arising from your use of, or inability to use, this website, or from reliance on any content on it, including any income estimate or projection.

This clause does not affect our obligations under any management agreement entered into with you, which are governed by that agreement.

13. Governing law

These terms are governed by the laws of England and Wales, and any dispute is subject to the exclusive jurisdiction of the courts of England and Wales.
