Durham has two engines, and they run at different times of year — which is precisely what makes it a strong short-let market.

The university drives parent visits, open days, graduation weekends and conference bookings, with demand concentrated around term dates and peaking hard in June. The cathedral and city centre bring year-round tourism, including a strong summer and a genuine December lift. Add business travel to county council and public sector employers and the calendar fills across the week rather than just Friday to Sunday.

Nightly rates in Durham run above Darlington and Stockton, and guests expect a standard to match — this is a market where presentation and photography make a measurable difference to occupancy.

Two things to check before buying here: many city-centre flats are leasehold with clauses prohibiting short lets, and the historic centre is tightly held with limited stock. Properties on the fringes with good walking access into the city often produce better returns than the centre itself.
