What is short-let management?
Short-let management, also called Airbnb management or serviced accommodation, means running your property as a professional short-stay rental instead of letting it to a long-term tenant.
Guests book by the night or the week. We handle the listing, the pricing, the guests, the cleaning and the maintenance. You stay the owner and receive a monthly payout.
The difference in income comes from two things. Nightly rates are considerably higher than the equivalent nightly cost of a monthly tenancy, and pricing can be adjusted daily to capture demand: weekends, events, school holidays, contractor season. A tenancy earns the same amount in December as it does in July. A short let doesn't have to.

How we get paid
We charge a percentage of the booking revenue we generate. No monthly retainer, and nothing at all in a month with no bookings. A six-month initial term to start, then a month’s notice either way. If the property earns nothing, we earn nothing, which means our incentive and yours point the same direction.
The exact rate depends on the property, the location and how much of the service you want. We confirm it in writing on the call, before you commit to anything.

Comparable properties in your area, realistic occupancy rather than best-case, seasonal variation and estimated running costs. We show the reasoning, not just the number. No obligation attached.

Management agreement and onboarding
A clear agreement covering term, notice, commission and responsibilities. Nothing buried in the small print.
- Step 4
Professional setup
Listing build, pricing strategy, fire risk assessment and safety equipment, compliance checks, key handling and guest systems. We arrange the photography and point you to the right people, but you pay them direct.
- Step 5
Live management and reporting
The property goes live across channels. Monthly statements and a named contact who answers.
What changes for you
Nothing, except the amount that lands in your account and the number of things you have to think about.
No tenant calls. No chasing rent. No arranging a plumber on a Saturday. One statement a month showing bookings, nightly rates, occupancy and costs, and one person to ring if you want to talk about any of it.
You keep the property. You can block out dates whenever you want. And if you decide it isn’t working, you give notice and take it back.
Is your property a fit?
We take on one to four bed houses and apartments across the UK.
It usually works best where there’s steady demand near hospitals, universities, town centres, business parks or transport links. If you’re not sure whether yours qualifies, that’s exactly what the projection is for.
What we’d need in place
- Furnished to a decent standard, or a willingness to get it there
- Valid gas and electrical safety certificates
- Permission to short let, if your mortgage or lease requires it
- Buildings insurance appropriate for short-term letting
If any of that’s missing we’ll tell you on the call, not after you’ve signed. Most of it is straightforward to sort. It just needs doing properly before guests arrive.
