Cyclopean Estates Limited is a short-let and Airbnb management company working with landlords across the UK.
We manage properties end to end. Listings, photography, pricing, guest communication, vetting, cleaning, linen, restocking, maintenance and compliance, all handled, either by us directly or by local teams we appoint and oversee.
The model is simple. You keep the property and the income. We take a percentage of what it earns, with no monthly retainer and nothing at all in a month with no bookings. If the property doesn't earn, neither do we.
We manage properties across the UK, with local cleaners and trades appointed near each one. Based in the North East, working nationwide.

I’ve been interested in property my whole life. Not flipping houses — owning something that lasts and gets passed down. That’s still the plan, and it’s why I take other people’s property seriously. Most of the landlords I speak to bought their houses for exactly the same reason.
Before this I built Coached by Greeny, an online coaching business I’ve run for years, working with clients one to one on long-term transformations. Completely different industry, same discipline. You don’t get a result from one clever move — you find the one percent, then you find it again, and you keep finding it for months while nobody’s watching.
That’s exactly what running a short let is. A better first photo. A price that shifts for a bank holiday. Replying in ten minutes instead of ten hours. On their own none of them matter. Stacked up over a year they decide whether a property is full or empty.
Coaching also taught me what it means to look after something that belongs to someone else. People handed me their money and their goals and trusted me not to waste either. A property is the same deal with more zeros on it.
Which is why I notice it everywhere. Two similar houses on the same street, one booked solid and one sitting half empty — same area, same size, often the same furniture. The difference is never the house. It’s whether anyone bothered. And I see the same thing with landlords on long tenancies, earning a fraction of what their property could do, because nobody’s ever sat down and shown them the alternative.
That’s the gap I’m filling. Most of the owners I speak to aren’t property people. They bought a house or two as a retirement plan and something to leave the kids. They can tell there’s more in it. They just don’t have the time to work out how — and honestly, why would they? It’s not their job. It’s mine.
Where the name comes from
I lost an eye in an accident. I could have had a prosthetic matched to the other one and hoped nobody looked twice. I went with a white one instead — I’d rather own what happened to me than spend my life hiding it.
Cyclopean means ‘of the Cyclops’. It’s my name, and it’s a fair description of the job: keeping an eye on your property when you can’t.
The standard
The whole point of handing a property over is that you stop losing sleep over it. If I can’t run yours to that standard, I’ll say so before you sign rather than let you find out slowly.
How we work
Honest projections
We tell you what a property will realistically earn, not what you want to hear. If short lets don't suit it, we say so before you sign rather than after.
A named contact
You get a named contact who answers, not a ticket number and not a shared inbox.
No overreach
We don't take on a property we can't service properly. Growing faster than we can manage would mean letting someone down, and we'd rather turn work away than do that.
