Why Newcastle works for short lets

Newcastle is the largest short-let market in the North East and the one with genuine seven-day demand. Business travel, a major hospital and university sector, a constant events calendar and one of the strongest weekend leisure markets in the country all feed the same city.

It is also the most competitive. You are listing against professional operators and a growing aparthotel sector, which means location within the city does most of the work. Properties within walking distance of the centre, the quayside or the universities perform on a completely different level to those a mile out.

Entry prices are higher than Teesside and nightly rates follow. The margin for error is thinner — an average listing in Newcastle will underperform a well-run one in Darlington. Active pricing around match days, events and conference dates is where the difference is made.
