Why the Northumberland Coast works
The Northumberland coast is a proper holiday-let market rather than a contractor one, and it behaves completely differently. Summer and school holidays carry the year, and the skill is filling enough of the shoulder season to make the annual figure work.
- Bamburgh, Alnwick Castle, Lindisfarne and the Farne Islands draw visitors from across the country, not just the region
- Northumberland's Dark Sky Park extends demand into autumn and winter, when most coastal markets go quiet
- Strong appetite for dog-friendly and family properties, which command a premium and book earlier
Seasonality is severe here. A property that looks excellent on July nightly rates can look very different across twelve months, and that's exactly the sort of thing worth checking properly before you commit.
Why switch
Why switch from a long let to a short let
Most owners earn more and do less when they move from a long tenancy to a managed short let.
Option A · Long-term tenant
- Income
- Fixed monthly rent, whatever the season
- Your property
- Tied up for 6 to 12 months
- Condition
- Only seen at the end of the tenancy
- Risk
- Rent arrears, void periods, deposit disputes
- Your time
- Still chasing issues yourself
Option B · Short let with Cyclopean
Recommended- Income
- Priced nightly and adjusted daily against demand
- Your property
- Block out any dates you want, whenever you want
- Condition
- Professionally cleaned and checked after every stay
- Risk
- Vetted guests, paid upfront, no long tenancies
- Your time
- Completely hands off
How we get paid
We charge a percentage of the booking revenue we generate. No monthly retainer, and nothing at all in a month with no bookings. A six-month initial term to start, then a month’s notice either way. If the property earns nothing, we earn nothing, which means our incentive and yours point the same direction.
The exact rate depends on the property, the location and how much of the service you want. We confirm it in writing on the call, before you commit to anything.

Your journey
How it works, from first call to going live
Most properties are live and earning within two to three weeks.
- Step 1
Free call and income projection
A conversation about the property, the area and what you want from it. We look at the layout, the location and the local short-let market.
- Step 2
Written income projection
Comparable properties in your area, realistic occupancy rather than best-case, seasonal variation and estimated running costs. We show the reasoning, not just the number. No obligation attached.
- Step 3
Management agreement and onboarding
A clear agreement covering term, notice, commission and responsibilities. Nothing buried in the small print.
- Step 4
Professional setup
Listing build, pricing strategy, fire risk assessment and safety equipment, compliance checks, key handling and guest systems. We arrange the photography and point you to the right people, but you pay them direct.
- Step 5
Live management and reporting
The property goes live across channels. Monthly statements and a named contact who answers.
Is your property a fit?
We take on one to four bed houses and apartments in the Northumberland Coast.
It usually works best where there’s steady demand near hospitals, universities, town centres, business parks or transport links. If you’re not sure whether yours qualifies, that’s exactly what the projection is for.
What we’d need in place
- Furnished to a decent standard, or a willingness to get it there
- Valid gas and electrical safety certificates
- Permission to short let, if your mortgage or lease requires it
- Buildings insurance appropriate for short-term letting
If any of that’s missing we’ll tell you on the call, not after you’ve signed. Most of it is straightforward to sort. It just needs doing properly before guests arrive.
