Guest vetting and damage cover on every booking. Regular inspections. We treat the property like an asset, because that's what it is to you.
Short let or long-term tenant?
A short let can earn considerably more than a tenancy, but it also carries costs a tenancy doesn't: cleaning between every stay, consumables, utilities and empty nights. The number that matters is what lands in your account after all of it.
For some properties the difference is substantial. For others it's marginal, and we'll say so. That's what the projection is for.

On these figures the short let looks ahead, but the range is wide for a reason.
That range assumes the property is priced daily against local demand, photographed properly and listed across every platform rather than just Airbnb. That's most of what we actually do.
That figure is after running costs and after our commission, it's what would actually reach you.

The range above is deliberately wide because it's built on averages. The real number comes from three things this page can't know:
- What comparable properties on your street are actually charging and filling
- Realistic occupancy for your property type, in your area, across a full year
- Your actual running costs, not average ones

We only earn when your property does
No monthly retainer, and nothing at all in a month with no bookings. We’re paid a percentage of what the property brings in, which means we’re pushing the same direction you are. A six-month initial term to start, then a month’s notice either way, set out plainly rather than buried in the small print.
Fully insured, ICO registered, Property Redress Scheme member, Client Money Protection in place. Your funds are held properly and there's an independent route if you ever need one.

Comparable properties in your area, realistic occupancy rather than best-case, seasonal variation and estimated running costs. We show the reasoning, not just the number. No obligation attached.

Management agreement and onboarding
A clear agreement covering term, notice, commission and responsibilities. Nothing buried in the small print.

Professional setup
Listing build, pricing strategy, fire risk assessment and safety equipment, compliance checks, key handling and guest systems. We arrange the photography and point you to the right people, but you pay them direct.
- Step 5
Live management and reporting
The property goes live across channels. Monthly statements and a named contact who answers.

I’m Luke. I run Cyclopean Estates, and I’ll be the one managing your property — not a call centre and not a shared inbox.
Before this I built Coached by Greeny, an online coaching business I’ve run for years. Different industry, same discipline: you don’t get a result from one clever move. You find the one percent, then you find it again, and you keep finding it for months while nobody’s watching.
